What Redmond's Weather Does to the Outside of a House

Redmond gets less rain than Bend, but that does not make it easier on a house. More of the year is sunny and windy, and winter nights freeze hard without much snow cover to insulate anything. Each of those wears the exterior in its own way:

  • Sun on the south and west walls. Paint turns chalky and fades, and caulk at the trim and butt joints dries out and cracks open years before it does on the shaded sides.
  • Wind. Wind pushes rain and dust sideways into any open joint, and it is the main reason shingles lift and crease on the windward slopes.
  • Freeze and thaw. Water that gets into a cracked board or an open joint freezes overnight and pushes the gap a little wider each time.
  • Sprinklers. In a dry town, lawns get watered every day all summer. When sprinkler heads spray the bottom rows of siding, those boards stay wet from May to October. It is one of the most common causes of rot we find near the ground, and one of the easiest to prevent.

Three cheap fixes that protect your siding: aim sprinkler heads away from the house, keep soil and bark at least six inches below the bottom of the siding, and recaulk the joints on the sunny walls every few years.

The Siding on Most Redmond Homes, and How Each One Fails

Redmond grew fast, and most of its houses went up in a few building waves, each with its own typical siding. If you know which one is on your house, you know what to watch for.

01

Engineered wood lap

Common on newer subdivision homes

LP SmartSide and similar products hold up well while the paint and edges are sealed. They fail where water gets into the wood fibers: the bottom edges of the lowest rows, cut ends that were never painted, and butt joints. Swollen, flaking edges are the warning sign. The fix is usually replacing the swollen boards, sealing the cut ends and repainting the wall.

02

Fiber cement lap

Common on homes from the 2000s on

Fiber cement does not rot, but it can crack at nails that were driven too tight, and it depends on caulk and flashing at every joint and window. When those fail, the water goes behind the siding into the sheathing. We replace cracked pieces, redo failed joints and flashing, and repaint, since most fiber cement problems start when the paint wears through.

03

Plywood panel siding

Common on older homes

T1-11 and similar panel siding gets old in a predictable way. The bottom edges soak up water and separate into layers, and rot starts at the horizontal seams where one panel meets another. A few bad panels can be replaced. When the damage runs along most of the house, a full reside over new house wrap usually costs less over time than patching it every few years.

Repair or Reside? How We Make the Call

We would rather tell you a repair will do than sell you a reside you do not need. Here is how we decide:

  • Repair when the damage is on one or two walls, mostly in the bottom rows or around a few windows, and the house wrap and sheathing behind it are still dry and solid.
  • Reside when there is swelling, cracking or separated layers on most walls, when the sheathing behind the siding is soft, or when it has been patched so many times that the next repair will not hold.
  • Find out what is behind it. If the answer is not clear from the outside, we take off a board or two in the worst spot and look. You get photos of what we found with the estimate.

Roofing in Redmond: Wind Does the Damage

Most of the roof damage we see in Redmond starts with wind, not snow. Gusts get under the shingle edges along the rakes, the ridge and the windward slopes. Once the adhesive strip on a shingle lets go, the shingle flaps, creases and eventually tears off. A creased shingle can look fine from the ground and still leak.

  • We replace lifted and creased shingles and hand seal the ones around them
  • We reset or replace ridge cap where it has started to lift
  • On a full replacement, we use high wind nailing and starter strips along the rakes
  • Where the roof meets a wall, we repair the flashing and siding in the same visit

For more on replacement, repairs and our process, see roofing services. Planning a deck instead? Redmond's afternoon sun makes material and color choices important, and our deck building guide covers wood versus composite, permits and what to check on an existing deck.

Permits, HOAs and Addresses Outside City Limits

Two things slow down more Redmond exterior projects than anything else, and both are easy to deal with early.

Who issues the permit. Addresses inside Redmond city limits go through the City of Redmond. Homes outside the city, including Terrebonne and the area around Eagle Crest, go through Deschutes County. If your project needs a permit, we file it with the right office.

HOA approval. Many Redmond subdivisions, and resort communities like Eagle Crest, require architectural approval before you change siding material, roofing or exterior colors. Approval can take a few weeks, so start it early. We supply manufacturer spec sheets and physical color samples for your application and hold the material order until you have the approval in writing.

Questions From Redmond Homeowners

Can you match the siding that is already on my Redmond house?

For siding profiles still in production, usually yes, including most fiber cement and engineered wood lap. Some older profiles have been discontinued. In that case we find the closest match and plan the repair so any change in profile falls at an outside corner or a trim break, where your eye does not see two styles side by side. Fresh paint over the whole wall then ties it together.

My siding is swelling at the bottom edges. Is that a warranty issue?

Some manufacturer warranties cover certain defects, but most exclude damage from installation errors, sprinklers, or soil and bark piled against the wall. Before we replace anything, we photograph the damage and the conditions around it, so you have documentation if you want to file a claim with the manufacturer.

Do I need a permit to replace siding or a roof in Redmond?

That depends on the scope. Repairing or replacing siding and roofing in kind often does not need a permit, but structural repairs, replacing sheathing over large areas, new windows in new openings and most new decks do. Inside city limits the City of Redmond issues permits. Outside them it is Deschutes County. We confirm the requirements for your project and pull any permits it needs.

What time of year is best for siding work in Redmond?

Siding repair and replacement can go on most of the year. Paint and caulk are the limit, because each product has a minimum temperature it needs to cure. In practice, full repaints are scheduled from late spring through early fall, and winter repair work gets primed and painted as soon as the weather allows.

Who comes out to do the estimate?

Owner Tim Treloggen. He looks at the problem areas, opens up a spot if he needs to see what is behind the siding, and puts the recommendation and price in writing. There is no charge for the estimate.

Do you work in Terrebonne, Eagle Crest and the area around Redmond?

Often, yes. Call (541) 497-0123 with your address and a short description of the project, and we will tell you whether it fits our schedule.
